1. Consultation

Prior to selecting a builder for your new home, it is important to meet with your top two or three choices and decide which builder best fits your style, price range, and comfort. View their existing homes and floor plans to check their quality, standard finishes or design features, and typical neighborhood. Building a new home is one of the greatest investments you will make so you want to make sure the process is smooth and the result meets your expectations. The goal of this stage is for you to select a builder for your new home. Our consultations typically take an 30-60 minutes, but we are happy to meet with you as often as necessary to fully answer your questions or concerns.

2. Select a Floor Plan

With the popularity of sites like Houzz and Pinterest, it is easy to find creative features or finishes for your new home. The difficult part is taking your boards or scrapbooks full of ideas and whittling them down to what will work in your new home. There are many ways to come up with your floor plan, but no matter where you start remember that it is your home! At Craig Sharp Homes, we have a wide array of existing floor plans to choose from – all of which can be modified by our in-house architect for your specific tastes or needs. We can also work with you on combining plans or ideas into a custom layout or even start completely from scratch. Our job during this stage is to take your ideas and dreams and get them onto paper. This process can take a week or two, but often starts well in advance of selecting a builder.

3. Design Development

During the design development phase, you will work with Craig and our design team to refine and finalize your floor plans. This may include in-person meetings, e-mail conversations, and pricing discussions. We will dig deeper into your anticipated materials and finishes, allowances, and optional features or upgrades. At this point we can start to look at placing your house on a lot and your home’s orientation on the site as well. The goal of this stage is to end up with a final floor plan, pricing sheet, and lot location to prepare a building contract. Typically this will take a few weeks.

* It is important to note that while we like to have your floor plans as solid as possible, we realize that there will be some changes during the construction process. We have a simple Change Order process to handle these expected changes, but hopefully through our Design Development process these will have minimal impact on the timeline or cost of your home.

4. Contract Negotiations

Congratulations! This stage is the big step in starting construction on your new home. When you are comfortable with your plans and confident in your builder, it is time to sign a contract and begin construction. If you have a lender you already work with, we can start to coordinate with them on getting the required paperwork started for your financing. If not, we can provide you contact information with our recommended lender. We also have the unique ability of financing your construction loan directly though Craig Sharp Homes if needed. As you might expect, the goal of this stage is to sign a building contract and set a start date for your home. Typically, reviewing the contract and signing the documents takes less than an hour.

5. Permits, Plot Plans, and Patience

After a building contract has been signed we will start working in the background on getting a plot plan drawn for your lot, permits pulled with the appropriate governing body, and working with your lender on appraisals. This stage usually takes 3-4 weeks and can be anxious for any new homeowner. Having already signed the contract and celebrated the start of a new chapter, the hardest can be waiting for the dirt to move! Luckily, our staff will also start meeting with you during this time to review our Selection Guide (find a blank copy HERE.) With final plans in hand, you are also free to start meeting with our vendors or touring out Design Center and making selections, especially items like windows and doors, brick and stone, paint colors, or other larger items. Throughout the process we will keep you informed on the status of your dig date and will be available to offer our input on any selections.

6. Construction Starts

Now the fun begins! With all of the paperwork behind us, we are now ready to start the construction of your new home. This is the summation of our work and the goal of our process the last month or two. Throughout this stage we will help guide you through each stage of construction and be available for any questions or alterations you may have. You’ll have already met with our selection specialist and started choosing materials and finishes, and your superintendent will have met with you to introduce themselves and review your plans. At various points during construction you will have walk-throughs at your home to check on progress and make certain decisions. These include meetings with our electrician and trim carpenter to walk each room of your house and notate the exact features you wish to have. Building a new home can be stressful, especially with a fast-paced process and a variety of selections to be made, but it is your home and we want you to be comfortable and relaxed the entire time. If you ever have questions, need more time, or have any issues at all, let us know.
Our average home building process is 4-5 months on a typical home. This may seem fast compared to other builders, but with our dedicated subcontractors and up-to-date scheduling we can keep your home moving. As long as we have selections completed at the correct milestones, there should be few – if any – work days where we are not making progress on your home.

7. Move-in/ Construction Complete

Congratulations on completing your new home! After a few months of building, your dream home is complete and you can get moved in. We will wrap up the construction phase with a final walk-through to dot the i’s and cross the t’s as well as review any overages or credits to your final pricing. There will be a closing on your home to officially hand you your keys and you’ll be on your way!

As you get settled in to your home, it will be important to start a list of any warranty issues you may find. All Craig Sharp homes include a 1-year warranty that is provided by an impartial third-party vendor. After your first month, and again towards the end of your first year, they will contact you to review your list and work with you to schedule any necessary repairs.
